[ARCHIVED] 2016 UPDATE DETACHED ACCESSORY DWELLING UNITS

San Juan County Code 18.40.240(G)(1) establishes the formula for the number of detached accessory dwelling units (ADUs) that may be constructed outside of the boundaries of activity centers and urban growth areas in any calendar year. These detached ADU permits are issued, sometimes by lottery, under procedures set forth in Resolution 59-2009. For 2016, it was determined that there would be seven (7) permits available for new ADU’s and two (2) available for ADU Conversions. This year, by the deadline of February 8,, 2016, there were not enough applications received to warrant holding a lottery. and
As of June 1, 2016, eligibility for all seven of the available detached ADU’s has been awarded.
Only 1 ADU Conversion remains available in the 2016 ADU pool.
If additional applications for new detached ADUs are received, Community Development will establish wait list. Existing recipients with approved eligibility for the 7 new ADU’s have up to 150 days from the date they received their eligibility letter to submit a complete building permit application packet. Should an applicant fail to submit the required documents within 150 days, the application is no longer valid and the next eligible person on the waiting list will be notified. For eligibility achieved for an ADU after August 4, complete building permit packets for detached ADUs must be submitted by December 30, 2016.
